From the first conversation to a clear concept. We check the site, the planning rules and the budget, and hand over a study you can actually decide on — floor plans, massing, visuals.

Documentation for planning permission and for construction. We coordinate the structure, the trades and the budget so that nothing surprising turns up on site.

We treat the interior as part of the house, not as decoration. Built-in furniture, materials and light are designed down to the last detail, and we supervise the making.

We visit the site regularly. We make sure what gets built is what was drawn — and when something has to change, we propose a solution that holds the concept together.
We take six projects a year. Each one is led by a founding architect from the first meeting to handover — which is why we know what we promised, and why it holds.

We calculate the fee based on the estimated construction costs; for a family house, it is typically 2–3% for the design study. You will receive a precise quote after the first non-binding consultation.
Yes, permitting is part of our services. We deal with the authorities and the statutory bodies on your behalf.
You can. We do interiors on their own too — from the layout through to joinery drawings and supervision of the making.
The design study takes 2–3 months; documentation and permits usually take 8–12 months, depending on the municipality and complexity. We will prepare a realistic schedule right at the beginning.
Yes. Most of our completed work is in Prague and Central Bohemia, but we build across the country — we plan supervision around the travel.
